Flat Roof Repair - Common Locations Where Commercial Roof Leaks are Found
Roof leaks can lead to serious damage interior damage, business interruption, and upset tenants. Fixing the issue demands swift action and a commercial roofing contractor that knows what to look for and how to fix it. For more than a decade Innovative has been helping building owners, property managers, and HOA's repair leaks and other issues to flat roofing systems, metal roofs, and asphalt shingle roofs. With that much experience you can pretty much say that we have seen it all. In our experience the following are the most common reasons these types of roof leak.
Clogged Drains, Ponding Water, and Ponding Water Caused by Clogged Drains
A flat roof is never completely flat. In fact, a properly installed flat roofing system will pitch to drainage to prevent and minimize water pooling on the surface. Thus, a better name for this type of system is a low slope roofing system because it slightly slopes towards gutters, downspouts, scuppers and drains. Unfortunately there isn't much you can do with a roof that isn't pitched properly short of rebuilding the whole system. For most property owners re-roofing isn't in the budget. Fortunately there are solution such as roof coating system, regular maintenance, and if a leak does occur, repairs and patching.
If your roof is properly sloped there is one preventative measure that must be taken to prevent water ponding, make sure the drainage systems are clear and operations. You would be shocked at the amount of leaves, branches, and trash that accumulates on a commercial roof. This debris flows right to and clogs the drainage causing a backup and ponding rain water. A very simple solution is invest in a yearly or bi-yearly maintenance contract with a reliable commercial roofer. These programs, even at the lowest level, will include the cleaning out of drainage systems.
Perimeter Flashing Failure and Damage
One of the most common areas of concern when performing flat roof repairs is in the interior area of the parapet walls and at the edges of the exterior of the roofing system. If roof flashings are damaged or become loose from foot traffic or wind storms or if they were not installed correctly in the first place, edges of the roof membrane are likely to become exposed. Exposure in this area can allow water and moisture to get underneath the roof system and into the building. In other words the building envelope is compromised.
Flashings are also an area that tends to fail first as a roofing system ages. As seasons change and temperatures fluctuate the roofing system expands and contracts. As time goes on flashing components can break and tear away from the rest of the roofing system, especially as it deteriorates with age and conditions. Having this component inspected frequently is high recommended.
Roof Penetrations that Have Opened Up or Have Failed
Penetrations is what roofers call things that go through the roof. Examples of roof penetrations are pipes, gas lines, drains, heating and air conditioning units, and any other objects that are routed through the roof and the roof membrane. All of these items must be securely sealed to prevent water to penetrate the penetrations.
Penetrations are pipes, drains, and other items that puncture a roof’s membrane. All roof penetrations are prone to leaks and must be secured properly with boots, collars, or flashing to ensure that the roofing system is protected from water damage.
Damaged Roof Membranes
There are many ways a roof membrane can become damaged. As it ages it can shrink, blister, split or crack. Physically it can be punctured by workers or other people that are walking on the roof. Also mother nature can have her hand in breaking down a roof, wind and hail damaged commercial roofs are very common in many parts of the country. Any type of hole, tear, or failed seam can allow moisture under the membrane and into the structure it is in place to protect.
If, as a property manager or property owner, you discover any visible damage to the roofing system of a building you are in charge of, it is extremely important that you report it immediately to a commercial roofing professional for repair to prevent further damage. In many cases, if the issue is addresses early enough, a proper repair can be made in lieu of a costly and intrusive full roof replacement.
System Failure Due to Roof Age
The useful life of most flat roof systems is 15-20 years. After 20 years these types of roofs deteriorate at a rapid rate. During this time, many of the above mentioned issues can happen and with more frequency. Unfortunately there does come a time when a roof is just not worth fixing anymore and must be replaced. Innovative is a leader in commercial roof replacement and would be more than happy to help you if this occurs.
Most flat roofing systems start to deteriorate rapidly 15-20 years after installation, though this may depend on the roofing material. Many of the symptoms above may occur at this point, and it may be in a property manager’s best interest to schedule a commercial roof replacement to fix the roof as a whole.
If you observe any of the above issues, it is in your best interest to contact a professional roofing contractor like Innovative Home Concepts as soon as possible. If caught and repaired in time, costly structural and interior water damage repairs can be avoided or at least minimized. If missed, commercial roofing repairs can lead to severe interior damage, mold, structural and decking damage, roofing system failure, and much more.
